FRIENDLY REMINDERS!

ADDITIONS AND ALTERATIONS TO EXTERIOR
​Per section 6.2 of the Joint Use Agreement, the Committee must approve any alterations to the exterior of your Unit, such as the addition of decks, expansion of driveways, or alteration of fences.

Please note that temporary winter driveway shelters are not permitted by City bylaw, given the size and configuration of SKL unit properties.

BACKYARD FENCES
Backyard fences are not located on the common property and are therefore the responsibility of the individual homeowner(s). For more information regarding such responsibilities, please refer to Section 2.5, Section 6 and Schedule D of the Joint Use Agreement. Please contact the Committee for more information.

DOGS IN THE PARK
Per Schedule D of the Joint Use Agreement, pets MUST be on a handheld leash when on the common property. A sign has been posted at the entrance to the park confirming "NO DOGS OFF LEASH". For the safety of children, please keep dogs away from the play structure area. Also: please pick up after your dog!

GARBAGE, RECYLCING AND COMPOST BINS
As a courtesy to your neighbours and to discourage pests, homeowners are asked to keep their garbage, recycling and compost bins in their garage or otherwise out of sight in between pick-up days. Bins are unsightly and often result in debris and the bins themselves scattered throughout the common property, especially after windy days. Homeowners with tenants are asked to remind their tenants to keep the exterior of the unit tidy and well-kept.
You can order a garbage/recycling calendar in various formats from the City of Ottawa's website.

LAWN MAINTENANCE

Don't forget to mow your lawn on a regular basis! City by-laws require that lawns be maintained in a manner that is consistent with surrounding properties (for example, the common property).  As part of her management duties, our property manager will be contacting owners of properties deemed to be inconsistent with community standards with more information.


MONTHLY FEES
Monthly Co-Tenancy fees are due the 1st of the month. There is an additional charge for late or non-payment of fees. Cheques should be made payable to "SKL" and be mailed or dropped off to the attention of our property manager, Norean Harris, at PMA Realty Consulting Ltd., 1131 Newmarket St., Ottawa, Ontario, K1B 4N4.  PMA also accepts cash payments -- ask for a receipt!

PARK HOURS
Please respect the posted Park Hours of 6AM-10PM.  If you observe anyone trespassing or other suspicious activity in the park, please call 911 to report it and indicate that the signage clearly identifies the park as Private Property/No Trespassing.

SNOW REMOVAL
Please do not shovel snow from your driveway on to the road. This increases the cost of community snow removal, and we have a hard enough time finding a place for all the snow as it is! Snow that falls on your property should stay on your property.

NON-RESIDENT HOMEOWNERS
If you are an SKL homeowner who does not live in the community, please keep your contact information up-to-date with our property manager as well as provide the names and phone numbers of any tenants.

PARKING
Please let ALL VISITORS know that they cannot park on the street. All roads in the community are considered fire routes, so cars parked on the route may be ticketed by the City without warning. A related reminder, residents of SKL may not park in the designated visitors parking. Those spaces are for visitors and guests of the community. The Committee will authorize City by-law to ticket and/or tow chronic offenders.

TRAFFIC CONTROL
Please respect traffic signs in the neighbourhood, including the stop signs at the corner of Glenhaven and Westvalley, which creates a three-way stop intersection with the entrance to the Value Village parking lot. In addition, "Children at Play"/speed limit signs of 15 km/h have been placed near the main entrance to our neighbourhood. Please take care when driving! As of April 2017, please note that the City has placed a red light camera at the Walkley intersection.

If you have a concern about a neighbour's noise or property maintenance, you can contact City By-Law directly by calling 311, or by submitting a service request online via www.ottawa.ca.  Homeowners and residents are encouraged to familiarize themselves with and abide by City bylaw standards.
